1. Advisory Services
Do Bigha Zamin provides its core real estate advisory, AI property matching, and due diligence services to home buyers entirely free of charge. Because we do not collect any brokerage fees or direct payments from buyers for our consultation, there are no refunds applicable for our services.
2. Property Bookings & Token Amounts
When you decide to proceed with a property purchase, any token amounts, booking amounts, or EMI payments are made directly to the Builder's Official RERA Account, not to Do Bigha Zamin.
Therefore, all cancellations and refunds concerning property bookings are strictly governed by the specific Builder's cancellation policy and the Builder-Buyer Agreement (BBA) signed between you and the developer.
3. Our Support in Cancellations
While we do not hold the funds, as your dedicated channel partner, we stand by you. If you need to cancel a booking within the builder's permissible window, our team will provide end-to-end administrative support to help expedite your refund from the builder's accounts department.
4. Verification of Builder Policies
As part of our 200+ parameter due diligence, we thoroughly review the cancellation and refund clauses of every developer we recommend to ensure they are fair and RERA-compliant. We will explicitly walk you through these clauses before you make your booking payment.
